How to choose a heat pump for a small home
Size to the load, not the square footage
Rules of thumb like “20 BTU per square foot” produce oversized systems in modern or renovated small homes. A tight 900-square-foot condo with one exposed wall may need only 9,000 BTU/h of cooling, while a drafty 1,100-square-foot 1920s bungalow may need 24,000. Ask for a Manual J load calculation, or at least a room-by-room estimate that accounts for insulation, windows, and orientation. Why oversizing hurts more in a small home
An oversized unit reaches the setpoint quickly, shuts off, and restarts a few minutes later. That short-cycling wears the compressor, wastes the energy spent on every startup, and, in summer, stops the coil from running long enough to remove humidity, so the room feels clammy at 72°F. Inverter units soften the problem because they can throttle down, but every model has a minimum output; an 18k head in a room that needs 8k will still cycle. Choose the smallest unit whose rated capacity at your design temperature covers the load.
If a contractor proposes a 2-ton system for a well-insulated 1,000-square-foot home without a load calculation, ask them to show the math. Oversizing is the most common and most expensive small-home mistake.
Pick the right indoor unit
- Wall-mounted heads are the cheapest and most efficient; they suit open living areas.
- Ceiling cassettes disappear into a drop or framed ceiling and throw air in four directions, ideal for square rooms.
- Floor consoles sit under windows like a radiator and heat low, which older homes with baseboard heat often prefer.
