Large older homes, additions, finished attics, and bonus rooms over garages rarely have ducts that reach everywhere. Mitsubishi’s platform lets you mix ducted air handlers with ductless heads on shared or separate outdoor units.

How to choose a heat pump for a large home

One system or two?

A single 5-ton system handles roughly 2,500–3,200 square feet on one level with good ducts. Beyond that, or when the home has two or more stories with separate duct trunks, two systems are usually the better choice: each runs closer to its sweet spot, one failure does not take out the whole house, and you avoid the very long duct runs that starve far rooms. The downside is cost, typically $28,000–$50,000 for two premium systems, and two outdoor units to place. A middle path is one 4–5 ton ducted inverter for the main house plus a ductless head or two for the addition or bonus room.

Zoning strategies

  • Damper zoning splits one duct system into two to eight zones with motorized dampers and a zone panel. It works best with communicating variable-speed systems that can reduce airflow when only one zone calls; with single-stage equipment it risks high static pressure and noise.
  • Upstairs/downstairs systems are the most robust form of zoning for two-story homes.
  • Ductless zones for sunrooms, in-law suites, and garages give independent control without touching the main ducts.

Bypass dampers, once common in zoning, are a bad match for inverter systems and can freeze coils. Ask for a zone panel and equipment combination the manufacturer approves.

Sizing and ductwork

Big homes are the most frequently oversized. A 3,000-square-foot house built to 2010s codes may need only 3.5–4 tons of cooling despite the “1 ton per 500 square feet” rule. Ask for a Manual J load calculation and a Manual D duct check; undersized returns and leaky trunks quietly ruin the performance of even a flagship unit. The federal 25C credit was terminated for property placed in service after December 31, 2025, so it does not apply to 2026 installs. Many 3,000-square-foot homes need 3.5–5 tons of capacity, but the real answer depends on climate, insulation, windows and layout. A newer, well-insulated home may need only 3.5–4 tons while an older leaky one may need 5 tons or two systems. Insist on a Manual J load calculation rather than a square-footage rule of thumb.
